Selling 20 homes per month with 494 on the market as of 03/31 equates to an absorption rate (i.e., inventory) of approximately 24 months - - which also means Buyers have many choices. Averaging out our sales-to-inventory over the first quarter of 2008 on an annual basis also gives us an absorption rate of 24 months based on what is normally our ‘quietest’ season.
