Which Haywood County Homes are Selling Fastest, with the Smallest Discount?

Residential sales to date for the period of January 1 through May 12, 2008 total 195. We sold 94 (32.6%) fewer homes compared to the same period in 2007.

The $100,000 to $300,000 range makes up 131 of the 195 homes sold so far in 2008. (See the Active Listings by Price Range as of 05/05/08.)

Homes Sold at Smallest Discount.

Would you have guessed that the most expensive home sold had the smallest (as in zero) discount from the listing/asking price? Did I mention it took 609 days to sell? It is interesting that the lowest priced homes sold had the largest discount percentage.

Fastest Sellers!

The homes that sold the fastest were 2 homes in the $800,000 to $899,999, followed by the lowest priced homes ($1,000 to $99,999).

Hoarding MLS Data May [Will] Soon Be A Thing of the Past.

Loving transparent (i.e., bare naked) real estate as I do, the link that arrived early this morning (via my Twitter) to a New York Times article about ‘real estate lists growing comfortable with the web’ was like a big swirl of freshly whipped cream on my strong, hot… coffee.

“The trend revolves around the nation’s roughly 900 multiple listing services, or M.L.S.’s, where local brokers post information about homes they are selling. In years past, these services were highly restrictive about where and how that information could be distributed — for instance, frequently not permitting Web sites to display M.L.S. listings alongside for-sale-by-owner homes, bank foreclosures or other properties not represented by real estate agents.”

The Festival, held in Frog Level in Waynesville, NC, promotes local agriculture, local farmers, local artisans and craftspeople, and serves as the official kick-off of Buy Local Week which runs through May 17th, all in conjunction with the BUY HAYWOOD Market Development Project, which you can read more about here. Liquor-by-the-Drink No Longer Bottled Up in Waynesville, NC.

The results of the first liquor-by-the-drink referendum in Waynesville since 1989 are in (9,155 for; 6,992 against), and Waynesville restaurants can now apply to sell and serve hard liquor. Read local referendum coverage here.

Haywood County, NC - Residential Real Estate Sales - April 2008.

Haywood County, NC residential real estate sales in April 2008 totaled 52 in number as of 05/06/08, with lower average asking price and average selling prices compared to March 2008. However, the number of total sales (52) is the most homes sold in a month in Haywood County since November 2007. Maybe this will, in fact, be a trend!

Absorption Rate

Haywood County’s absorption rate as of the April 30 remains at 21 months.

Waynesville (Haywood County), NC - Residential Real Estate Sales - April 2008.

Waynesville, NC recorded 25 residential real estate sales in April 2008 as of 05/06, and the numbers reflect higher average listing prices and higher average selling prices than recorded since December, 2007. There were 523 homes on the market in Waynesville on March 31st.

Absorption Rate

Selling 25 homes per month with 523 on the market as of 04/30 reflects a 21-month inventory/absorption rate, which is down from a 24 month inventory at the end of March. That is a start, and hopefully a great omen.

Maggie Valley, NC recorded 7 residential real estate sales in April 2008 as of 05/06, and the numbers reflect the lowest average listing prices and lowest average selling prices in the past 7 months. The number of homes on the market in Maggie Valley as of April 30 was 259.

Absorption Rate

Selling 7 homes per month with 259 on the market as of 04/30 equates to an absorption rate (i.e., inventory) in Maggie Valley of approximately 36.6 months.  Will May bring a reduction in inventory and increase in sales?

Can You Name the Actress Who is Building a Home in WNC’s Balsam Mountain Preserve?

The Wall Street Journal reported that Actress Andie MacDowell is building a home in beautiful, eco-friendly Balsam Mountain Preserve, just 10 to 15 minutes from downtown Waynesville, NC!

Ms. MacDowell, 50 years old, starred in “Groundhog Day” and “Four Weddings and a Funeral.” A year ago, she paid about $1 million for a vacant lot of just under two acres in the Blue Ridge Mountains, part of the Balsam Mountain Preserve, a 4,400-acre development of 3,000 acres of protected land and 354 home sites. The houses, at elevations from 3,000 to 4,700 feet, can’t be larger than 4,500 square feet and must use materials that blend the building into the environment, according to a design-review board.
